Surf Management's
focus has always been in the South Bay, with properties located in Torrance, Carson,
Gardena, Harbor City, Lakewood, and Signal Hill. Over 400 tenants are located in the
nearly two million square feet of space that we own and manage. This portfolio makes Surf
Management one of the largest property owners and managers in the South Bay.
Nearly all the property that is managed by Surf Management was also built by us. Surf
Management does not manage any properties owned by others. This gives our tenants the
benefit of dealing directly with the owner, instead of a management company lacking
decision-making ability and the concern about management that the actual owner has.
Surf Management is a long-term owner of property. Unlike many developers, we are not in
the business of building projects we intend to sell. Our tenants have the security of
knowing that they will likely be dealing with the same owner in the future. As
long-term owner/managers, we are careful to rent to quality tenants who will be good
neighbors to the other tenants.
While our
portfolio of property is large, Surf Management does not operate as a bureaucracy.
Decisions and problems are handled quickly because of the company's structure and in-house
capabilities. Our property management staff place great emphasis on fast customer service.
By solving our tenants' problems as quickly as possible, Surf Management allows them to
focus on running their own business efficiently.
PROPERTY MANAGEMENT & CONSTRUCTION SERVICES
We offer our tenants the advantage of both in-house professional
property management and construction companies. The sole purpose and focus of both of
these companies is to serve the needs of our tenants. No property management or
construction is provided outside Surf Management's portfolio of tenants and
properties. The
tenant's in our buildings benefit greatly from our in-house property management
capabilities. Problems are dealt with quickly and professionally using our own personnel.
We have a great concern for tenant satisfaction. Tenants whose use would be detrimental to
a project are not accepted out of a concern for their neighbors. Unlike a hired property
management company, we manage our property as though we own it...because we do. Our pride
of ownership is reflected in the appearance of our properties. With a long-term ownership
philosophy, we take excellent care of our properties and our tenants because we plan to
have both around for a long time.
Surf
Management's tenants also benefit greatly from our full-service in-house construction
company. From the initial spaceplan to the final buildout, most functions are managed
using in-house personnel. This gives us the control needed to deliver tenant improvements
quickly, accurately, and inexpensively. Space planning is provided by the same personnel
who are
doing the leasing, so that all the needs of the tenant are accurately incorporated into
the final plan. This also allows construction plans to be drafted quickly and without
additional meetings with outside contractors.Surf Management's construction expertise
extends beyond simple tenant improvement projects. Nearly all the properties Surf
Management owns were also built by us. Many very technical buildouts have been provided to
our tenants including clean rooms, SCIF rooms, computer rooms, laboratories, and high tech
assembly areas. These in-house property management and construction capabilities allow us
to offer our tenants a level of service unmatched by any other local landlord..

EXPANSION
FLEXIBILITY
A major advantage that Surf Management offers, that no
other local landlord can match, is tremendous flexibility to expand, even before the
initial lease term has ended. As one of the largest property owners in the South Bay, Surf
Management has more suites available for immediate expansion than any other local company.
There usually are numerous sizes and configurations available for expansion at a given
time. A tenant that rents from a smaller landlord may end up in a very undesirable
situation. If this tenant needs to expand, and their landlord does not have suitable
expansion space, this tenant has four options. First, it can wait
until its lease ends before moving to another building with a new landlord. Second, it can
lease another building with a new landlord before the original lease term is over and
sublease its original building. Third, this tenant may decide to operate out of two
different buildings with two
different landlords to accommodate their growth until a consolidation can be accomplished.
Fourth, it can simply wait for space to come available with their current landlord. All of
these options are either inefficient or expensive. Surf Management tenants do not face the
same difficult choices. Our tenants who need more space will usually expand into adjacent
space if it is available. If it is not possible to expand into the space next door, there
is usually available space which will accommodate their needs in the same building or same
business park. If this is unavailable, or if the needs of a company change, Surf
Management tenants are allowed to relocate to one of their numerous other locations, if it
is a "win-win" situation. The risk of
subleasing their original space does not become the responsibility of the Surf Management
tenants under any of these scenarios. Their expansion occurs with a minimum of disruption
and expense. Many of the tenants who have expanded with us had no idea that they would be
needing additional space when they signed their original lease. Their rapid growth was not
anticipated. Having the flexibility that Surf Management offers was very helpful in
keeping their operation efficient and profitable as their business grew.
